find a house that the seller was in a position to take back a second mortgage.
The seller held 25% of the purchase price and also agreed to pay
most of the closing costs. We arranged a 75% private money first. The borrower
had to bring less than $300 to closing to buy his first house.
We later refinanced the first and second into a new Fannie Mae 15 year
